Asset Management

If used in tandem with our litigation service we can handle the entire process from the eviction, securing and maintaining the property, preparing it for sale, obtaining valuation advice, selecting and instructing the estate agent and then managing the performance of the agent until the sale completes.

Our Asset Management Team works in tandem with both our Litigation and Sales Teams to provide a seamless transition of cases. It also ensures that any problems are identified at an early stage in the process and thereby avoiding delay when a buyer is found.  Likewise, if there are problems, for example with squatters, this can be actioned immediately. There is no need to transfer data between different suppliers and no delays are encountered by communication problems. From the client perspective there is only one relationship to manage.

We believe that we are still the only solicitor firm in England and Wales to provide a full and comprehensive Asset Management service, and this unique facility is one of the core elements to our business strategy.  The ability to offer lenders the opportunity of a seamless service from initial arrears recovery through to repossession and sale is, we believe, refreshingly different.

As we are independent of any estate agency chain we can select the agent best suited to market the property, rather than being tied to the use of particular estate agency chain.  Our panel of preferred Estate Agents is regularly assessed to guarantee we select only those agents who are capable of providing the highest quality service.  Our aim is to have a property on the market for sale within 24 hours of meeting the lenders pre-sale requirements.

We adopt a very proactive approach to marketing with calls made at least weekly to all our active Marketing Agents.  We conduct our own mystery shopping on set percentages of stock and at intervals agreed with our clients,

We enjoy various long-standing and effective relationships with contractor firms, and regularly evaluate the performance and standards of all third party servicers who work to strict quality standards and timeframes.  This ongoing evaluation also extends to members of our own staff to ensure we are providing the highest possible level of service at all times.

We also have experience in working to targets and to lender set mandates.

Regular review meetings are held with all parties, and portfolio status reviews are conducted at least monthly, with aged stock a priority.

Our reporting is individually tailored, but will typically include data on specific timelines, offers made or rejected, valuations, aged stock or marketability. 

Both our Asset Management and our Sales teams adopt a very active sales progression approach, with staff dedicated to this key role.

 Those important first steps to placing a property on the open market are taken immediately possession is confirmed and the team work closely alongside our Repossession Sales Team ensuring information is easily and quickly shared.
