Voluntary First Registration of your Land
The Land Registry website indicates that 30 per cent of land in England and Wales is unregistered. In Thame and the surrounding areas we come across unregistered land very frequently particularly in respect of agricultural land.
If you sell your property you can sell it as unregistered land and your buyer will have to register the land at the land registry for the first time following completion of the purchase. Often this is not a problem and does not cause delays in the conveyancing process.
However if a defect is discovered within the title deeds at the time of a sale this, in some circumstances, will take some time to resolve and of course this will have an impact on how quickly you, and the rest of the chain, can move.
If you choose to register your land at the Land Registry in advance any such defects will be discovered in advance and can be resolved before any sale is agreed.
